As demand rises, many hiring managers are finding it harder to convert great candidates into successful hires. Why? Because the talent pool, while skilled, is more selective — and more limited — than ever.

Let me offer two pieces of advice to all employers currently recruiting in the property industry:

  1. Time is of the Essence
    If you’re dragging your heels, the best candidates will already be gone. A long, drawn-out process doesn’t just frustrate candidates — it sends the message that you’re unsure. In a market this competitive, you must move quickly and decisively. A streamlined, professional, and proactive process speaks volumes. Hiring Managers need to work with recruiters, be responsive and decisive – or miss the boat.
  2. Be Open to Transferable Talent
    Not every high-performer is packaged in the perfect CV. Some of the strongest placements I’ve made this year have come from people with adjacent experience, who were hungry to grow and had exactly the right attitude and drive — even if they didn’t tick every traditional box. Be open. Be flexible. The industry is evolving, and so should our expectations. The saying ‘hire for attitude, train for skill’ is a good one to remember!

💡 Bonus Insight: What candidates are looking for in their next employed role
In today’s market, employers who listen will win. Here’s what property professionals are asking for:

Work-life balance: 5-day weeks are more appealing than 5.5. Some businesses are trialling 9-day fortnights with great success.
Respectable base salaries: If your base salary falls under £20,000, and you’re not offering a guaranteed commission top-up (and advertising this with the job), you’re going to lose candidates at the very first hurdle. Even junior negotiators are aware (and entitled to by law) the national minimum wage.
Career development: Candidates want to see a pathway — whether that’s ARLA/NAEA training, leadership opportunities, or future ownership potential.
Remember to be family friendly – if you want experience and longevity in the sector, these candidates may have families and childcare is expensive. They may be sharing pick ups and drop off at nursery – be flexible and work with the candidate.
