We are currently seeking an experienced Property Manager to join a highly regarded Estate & Lettings agency based in Gloucester. Key Responsibilities:
- Manage a portfolio of residential properties, ensuring that all aspects of property management are delivered to the highest standard.
- Conduct regular property inspections, promptly identifying and addressing any maintenance issues.
- Handle tenant communications, including managing enquiries, resolving disputes, and ensuring high levels of tenant satisfaction.
- Oversee the tenancy lifecycle, including conducting tenant check-ins and check-outs, and ensuring all tenancy documentation is accurate and up-to-date.
- Coordinate and manage repairs and maintenance, liaising with contractors to ensure all works are completed to a high standard and within agreed timeframes
- Ensure compliance with all relevant legislation and company policies, including health and safety regulations and tenancy law
- Prepare detailed inventories using innovative software, ensuring accuracy and attention to detail.
- Handle all aspects of rent collection, including arrears management and ensuring prompt payments.
- Maintain accurate and up-to-date records, ensuring all property files are kept in good order.
- Assist in the preparation of financial reports for senior management.
Key Requirements:
- To begin with, previous experience in property management within the residential lettings sector is required.
- Additionally, a strong knowledge of property legislation and best practices is essential.
- Furthermore, excellent communication and customer service skills are necessary, with the ability to build strong relationships with tenants, landlords, and contractors.
- Moreover, proficiency in using property management software is crucial, with experience in inventory management and conducting check-ins/check-outs being particularly desirable.
- In addition, the ability to work independently and manage time effectively is needed, handling multiple tasks with a high level of organisation and attention to detail.
- Similarly, a proactive approach to problem-solving is vital, with the ability to handle challenging situations calmly and efficiently.
- Finally, a full UK driving licence is essential.
